Frank was a contact of Joe McIntyre's who agreed to buy all of the remaining stock from Joe's failing kitchen-fitting business in February 2009. Joe showed Frank around his lock-up, pointing out that the worktops alone would be worth in the region of £1,000 and all of the sink units were of top quality. The pair came to an arrangement and shook hands on the deal after Frank offered Joe a £200 deposit.
Upon returning to the lock-up later in the day, Joe was gutted to find that the premises had been broken into and all of his stock was left smashed up. In reality, Len Windass secretly arranged for one of his acquaintances to carry out the break-in as the two neighbouring families continued their feuding. Although the police were notified, there was no evidence to suggest that any member of the Windass family were involved, and it was further established that Joe was not insured.
